Obviously all cases are different and we endeavour to inform you as soon as we become aware of any issue that might have an impact on the quoted fee.


These fees will only cover the services aforementioned. If your matter requires additional work that is not included in this estimate, you will be informed of this and what the additional cost will be at the earliest possible time. Typically, matters exceed the quoted fee when they are particularly complicated; for example where a lease has to be extended as part of the purchase of a leasehold property.

How long the purchase will take?

The time taken to complete the purchase of your new home depends on several things. The current national average is 2-3 months if there is no chain.

The number of houses in a chain will affect the time is takes. If you are buying a new build home, with a mortgage, it will typically take (x) weeks/months.

The website currently states that “[b]uying or selling a home normally takes 2 to 3 months. The process can take longer if you’re part of a chain of buyers and sellers.”
